The 2 bed 2 bath new build apartment was initially listed on 17th August 2016 for £500pw.  On 12th September 2016 the property was reduced in price to £473pw. On 4th October 2016 the property was further reduced to £462pw.

The Landlord of this property lived overseas and was not able to actively visit or care for the property. The property had been empty for over 6 months.

We found a large amount of correspondence for the Landlord  as no one checked the post.  So the  utility accounts, council tax had led to court summons.

We highlighted this apartment on the market with a Leading “corporate agents”.    This apartment was one of the better types in the development. It was asking £415pw. We had rented similar apartments on lower floors for £425 and £430pw.  

We traced the Landlord via the Land registry and wrote to him with examples of the units we had let.

The owner explained that last year he accepted £415pw as the tenant could move in ASAP and it minimised the void.   The letting agent had then put the property back online at the price without consulting him. 

We were instructed on a Sole Agency basis with an asking price of £435pw. Within 5 weeks we agreed an offer at the asking price.   Before the proeprty went void.
